“It’s for families moving in that want to try out the schools for a year. Or for those moving to Texas for jobs who don’t want to necessarily commit to buying a home because they’re not exactly sure where they want to be,” Welker said. “There’s also empty nesters who are downsizing, or singles. Even single parents who don’t need a four-bedroom house but would like a two-bedroom house and only have their kids every other weekend.
With today’s economic climate and many in the real estate industry hesitant to build, Welker said he is leveraging the caution of others and doubling down on resources to build and provide much needed housing options for residents. “I don’t think we’re at the Great Recession point by any means. But I think we all know there’s some kind of a mild recession in the background,” Welker said. “And while people are hesitating, I’m just really proud that our team is able to push forward and be able to put the debt and equity together and get a project of this size done because I feel like we’ll be rewarded, because there’s still a housing shortage.
