All-electric project in Morro Hills area will proceed with 395 units instead of 585, more land preservation
North County Farms, the Integral Communities development proposed for South Morro Hills, will proceed with 395 homes instead of the 585 homes approved by the Oceanside City Council in 2019, under a settlement announced this week.
In addition, the project will be built as one of the region’s first all-electric communities, with enough solar panels to meet all its needs.The changes eliminate most of the development that was proposed south of North River Road, saving much of that land for agriculture and open space. Residential and commercial construction will be focused north of the road.
As an all-electric community powered by solar energy with no gas hookups, greenhouse gases and energy costs will be reduced, she said. The agreement also extends environmental mitigation required for the greenhouse gases produced to 50 years instead of the 30 years originally proposed. Opponents of the 217-acre development raised concerns about limited access, traffic, wildfire danger, and a lack of public services such as water, sewer, and police and fire protection in the northeast Oceanside area.
